The Residences at Montage Cay, a private island retreat under development in The Bahamas, prioritizes environmental harmony over conventional luxury resort aesthetics. Covering 53 acres in the Abacos, the project integrates architecture with the island’s terrain, plant life, and coastal geography to create a cohesive, nature-driven design.
The development’s approach avoids reshaping the environment to fit a resort model. Instead, it works with the island’s existing features—sandy beaches, rugged ironshore cliffs, and varied elevations—to shape the layout. This method preserves the distinct character of each area while ensuring residents experience the island’s natural diversity without compromising privacy.
Sean Simms, president of SKS and the project’s environment architect, explained that the design draws inspiration from nearby Marsh Harbour. The team uses intimate pathways, natural materials, and tropical foliage to support a relaxed, residential atmosphere. Simms emphasized that the goal is to create an environment where visitors slow down, walk barefoot, and explore.
Set across 53 acres, The Residences at Montage Cay is being designed around a central idea: The island’s natural environment should play as important a role in the residential experience as the architecture itself.
Environmental conservation is central to the project. Nearly 20,000 existing plants, protected under The Bahamas Environmental Protection Code, have been carefully relocated rather than removed. By completion, the property will feature over 150,000 plantings, combining preserved vegetation with new tropical landscaping. Additionally, an offshore coral reef transplant initiative supports the island’s marine ecosystem.
Conray Rolle of Transformation Landscape Design, based in Nassau, oversees the landscaping to ensure it aligns with the Abacos’ coastal conditions. The design aims to merge residences with their surroundings, with gardens, shaded pathways, and private outdoor spaces serving as natural extensions of the homes.
The environment is what gives each residence its sense of privacy and place. While the resort and residential areas are designed to feel like one continuous environment, the planting creates intimate spaces around the villas, with lush greenery framing private pools and outdoor living areas.
“We’re designing Montage Cay not just for how it will look when it opens, but for how it will grow and evolve over the years,” says Simms. “One of the most beautiful things about environment design is that it’s never truly finished. The goal is to create places that become part of people’s memories, whether it’s a favorite tree to read beneath or a quiet garden that becomes part of a family’s daily routine.”
Beyond architecture, luxury at Montage Cay is defined by its integration with the natural world. Preserved vegetation, sweeping coastal views, and thoughtfully designed outdoor areas ensure that the environment remains a defining element of life in The Abacos.
The project also includes a coral reef restoration effort, reinforcing its commitment to ecological balance. The reef transplant work, part of broader marine conservation measures, aims to sustain the island’s underwater biodiversity alongside its terrestrial environments.
Rolle’s team ensures that every element, from pathways to plant selections, respects the Abacos’ unique coastal environment. The result is a retreat where residents and visitors experience the island’s rhythms rather than imposing artificial structures upon it.
